The property market in the North East was quite slow to respond during this cycle, and between 1999 and 2001 property prices sat relatively unchanged while those in London and the South were increasing quite rapidly.The time lag is apparent in the house price inflation graph below. However, in 2002 property prices started to rise generally across the country, and those in the North East followed, accelerating during 2004 to roughly double before flattening off in 2005. Recently, property prices have increased slightly during late 2006 and early 2007 before falling back after mid-2007 on restricted credit and limited mortgage availability.
