Property prices in England have almost tripled in the last ten years, with median house prices rising from about Ł60k in 1997 to about Ł190k in early 2007. The average rate of house price inflation has been between 10% to 15%, but with a significant peak in late-2002 that reached 27%, but slowing to near zero in 2005 as the number of housing transactions fell on fears of rising interest rates and stretched affordability. During late 2006 and early 2007 both transactions and prices recovered taking house price inflation to between 5% to 10% but the market peaked in mid-2007 and has fallen 15-20% on severe credit tightening and limited mortgage availability.
