Our house price predictor is designed to provide a robust and timely estimate of the current state of the UK housing market. It does this by combining observations of both prices and BoE mortgage approvals, a proxy for transactions, using Kalman techniques, an approach that avoids the difficulties of trying to measure small changes in noisy price data over short times.
